Real Estate Purchase

In real estate transactions for homes, farms, land parcels, commercial and new construction homes, our role is to determine that the seller owns the property, has the right to sell the property and ensure that the property title is transferred to the buyer free and clear of any liens, judgements or encumbrances.

We guarantee our finding through title insurance, which protects the lender and you as the owner if a claim is made against the property after it is transferred to you.

Loan Refinance

Anvil Land Transfer provides settlement and title services to property owners who are refinancing their mortgage. Refinancing involves replacing your mortgage with a new loan, even if you stay with the original lender. Your lender will usually require a new title search and Title Insurance Policy to protect their interest in the property. You will not need to purchase a new Owners Policy; the one you bought at your original closing is good for as long as you own the property.

Services

Title Search

We examine the title and clear any liens or claims on the property so the new Buyer receives clear and marketable title.

Property Taxes

We verify that property taxes are paid. On the settlement statement, we prorate HOA dues, water/sewer fees and property taxes.

Title Insurance

We prepare the insurance commitment for the lender’s title insurance policy and issue both owner’s and lender’s coverage.

 

Loan Documents

We coordinate with the lender and review with you all mortgage and closing documents. We prepare the deed and all documents needed to comply with state/federal laws.

Settlement

Documents are explained to all parties prior to signing. After closing, we disburse all monies collected at settlement and return the loan documents to the lender.

Documents Recorded

We make sure all documents are properly recorded in the courthouse, including the new deed and mortgage.

Protect yourself from wire fraud

Wire fraud is a significant issue in real estate transactions and happens when criminal hackers try to steal money that is being wired for a real estate purchase by emailing fake wire instructions to the buyer before settlement. These fake emails often come the day before settlement and look very real. Criminals will steal an email address and logo to make it look like the email came from your Realtor or title company. If you follow these fake instructions, the money will go into the hacker’s account.  We take every precaution to safeguard your money, however you play a vital role in protecting your money.

BE VIGILANT

Call, don’t email: Confirm the wire instructions by calling Anvil at 610-444-6800 before transferring funds. DO NOT use phone numbers or links in any email.

Be suspicious: Lenders and real estate companies DO NOT email wiring instructions. And Anvil DOES NOT change their wiring instructions.

PROTECT YOUR MONEY

Confirm everything: Ask your bank to confirm the name on the account before sending a wire.

Verify immediately: Call Anvil Land Transfer to confirm they received your money after your bank wires your money.

What to do if you’ve been targeted

• Immediately call your bank and ask them to issue a recall notice for your wire.

• Report it to www.IC3.gov and call your regional FBI and police.

• Detecting that you sent money to the wrong account immediately is the best chance of recovering your money.
